Fulwood, a speculative developer of industrial parks, sought to increase the professionalism and service levels of its property management firm. The new provider needed to be adept at dealing with the large, multinational companies that comprise Fulwood’s tenant base, and sophisticated enough to manage existing properties and new developments as they came on line.
Cushman & Wakefield was hired to provide property-management services for three logistics centers: one operating and two in the final stages of construction. Our team established new operational procedures with better quality standards for existing operations while providing the necessary support to start new operations in new cities in the region.
The senior manager in charge of the project was dedicated to planning a gradual implementation of the site management process, keeping within the initial budget. Operational teams were contracted when the construction was complete, and services were implemented according to the schedule and approved budget.
Cushman & Wakefield implemented a property-management system for Fulwood’s three logistic sites totaling 1,005,844 square feet, achieving operational costs below the market norm for the asset type. Planning is underway for additional complexes of 294,092 square feet and 384,056 square feet, which will amount to a total area of 1,683,992 square feet managed.
